225 LA BREA brings 137 studio apartments to downtown Inglewood and provides an affordable alternative to this transit oriented development. At the ground level a design forward community park features games, a water table, built-in benches, barbecues, lounge spaces and fire pits. To create a space for residents to gather and relax, the level 2 roof deck includes lounge spaces, barbecue and green wall.
ESPLANADE COLLECTION is a small-lot and alley cluster community of 249 detached single-family homes in San Jacinto, CA. Two central parks are connected to the community via through-block trails and paseos. The palm-lined parks include pickleball courts, a large children’s playground, shaded barbecue areas, water features and multi-use lawns.
ROSETTA CANYON APARTMENTS includes 287 units of three story walk-up product on a 15 acre site located in Lake Elsinore, CA. Two project phases are separated by a central road with each phase featuring separate amenities including swimming pool, dog park, barbecue areas, a children’s play area and walking trails. Oaks, Olive trees and a contemporary Mediterranean plant palette highlight the style of architecture.
EMBARK APARTMENTS integrates Civic spaces into the fabric of a community. Located in Fremont, CA and the home of a newly minted Tesla manufacturing facility it’s ideally positioned to support the new workers coming to the area while also providing much needed affordable housing. “Inspiration Plaza” is a public park at the heart of the community that will be utilized for food trucks, concerts and festivals to promote sense of community.

ARENA BROWNSTONE brings 282 condo-apartments to Natomas, Sacramento. A brownstone architectural vernacular is reflected in this amenity-rich community which includes a dog park, pool, spa, pickleball court, landscaped paseos and community park. Active, healthy living is encouraged with the integration of sports courts, site-wide bicycle amenities and a number of outdoor game and lounge spaces.
CERISE AT CANVAS is a is a master-planned community just steps from the historic Packing District in Anaheim, CA. Celebrating the artistic and design-forward vibe of the Packing House, Cerise pushes the envelope with a contemporary organic aesthetic and incorporates mural opportunities to showcase the work of local artists. The community includes a recreation area with swimming pool, spa and outdoor game area as well as a community park with dining pavilion.

VITALIA APARTMENTS is a 270 unit 100% affordable housing development featuring 2 and 3-story walkup products in Palm Desert, California. An amenity core with dog park, swimming pool, shaded picnic area and children’s play area is connected to the community with landscaped pedestrian paseos. Plant material and site design has been selected to respond to desert climates and conditions.
BELAGO PARK is an a master-planned residential community consisting of approximately 300 for-sale homes in Moreno Valley. The community includes small-lot product as well as traditional homes linked together with site-wide pedestrian connections and three community parks. A Class I public bike trail to the north is part of a regional network of trails connecting the site to the greater area.
FLORENCE AVE. APARTMENTS features 27 affordable units in Los Angeles. This six-story building takes advantage of its proximity to public transit and features on-structure podium courtyard and rooftop terrace with spectacular views of DTLA.
THE WATERMARK AT WESTWOOD VILLAGE is an upscale senior living community situated within a bustling neighborhood with on-street retail, dining, galleries and entertainment within steps of the front door. A ground level on-structure courtyard features outdoor dining, lounge spaces, fireplace, shuffleboard, community gardens, and a dog park while a rooftop memory-care terrace provides a protected space for outdoor activities and passive recreation.
